It’s situated on 100 000 m2 land with the goal to build 68 family houses on the first 75 000 m2 and common green spaces on 15 000 m2. The residents become owners of the land plot on which their house has been built and they can sell, inherit, mortgage it, or they can change the status of the house and use it for business. Every house has its own garden with an option for a swimming pool to be built, private garage or parking lots. The construction work features high quality and use of innovative building materials, which will decrease the costs for heating and cooling to minimum. House "BULGARIAN" The property has total living area of 220 sq.m. on a plot of 1 175,82 sq.m. land. Within five days of making a reservation you should pay a deposit of 2 000 euro. The reservation fee will be deducted from the price of your house. In 45 days we will agree together on a payment plan according to your personal financial ability and we will sign a preliminary contract. Materials and finish works The residential area has a modern infrastructure which includes gasification, wide asphalt streets, street lighting, underground cabling, fire-plugs and unique planting, which will turn it to a nice place for living. The houses are distinguished for the high quality of construction work. The construction is monolith, with brick masonry of Austrian thermal insulated ceramic cell-bricks. For achieving the optimal insulation, a special thermal mixture is being used by the masonry.  * External walls- according to the architecture of the house complete or partial tiling with natural stone and partial coating with mineral silicate plaster  * Internal walls and ceiling – ground coat without latex  * Floors – ground coat  * Windows - PVC or aluminum work with low-emission double-glass and color according to the architecture of the house  * Roof – ceramic tiles with a high-quality insulation system, which in the first four houses is made of natural materials – cotton, wool, duck feathers and hemp, which is used for the first time in Bulgaria  * Fully finished electric, water and sewage installations  * Exterior door – type and color depend on the architecture of the house  * Interior doors – MDF  * Bathrooms – with all necessary leads  * Security installation  * Telephone, Internet and TV cabling in the living room and all bedrooms  * Finished gas external and internal equipment to every house Management Management and maintenance of the residential area will be accomplished by the Investor or its newly created affiliated company for this purpose. During the first two years, and namely 2008 and 2009, the owners of the plots are not paying any expenses for gardening service, cleaning and maintenance of Terres. After this period they will be obliged to pay an annual tax for maintenance of the residential area, calculated on the basis of expenses planned for the coming year. The Investor is obliged to give detailed information at the general meeting of the residents in Terres about the planned expenses for the current year. The expenses mentioned above will be calculated for each owner in Terres proportionally to the size of the owned plot.
